By eliminating too many personal photos on the walls and shelves, your potential buyer can imagine themselves in your home better. So, put away the trophies, family photos, souvenirs from Florida and remove all those magents from the refrigerator. It will actually make the kitchen appear larger. Place everything in a box and store them in the basement or attic neatly to avoid cluttering these areas as well.
Removing Clutter Even If You Think It's Not Clutter
Decluttering is the hardest thing to do since you are emotionally attached to your house. Once you start decluttering, it gets easier to separate yourself. Clutter has a way of sneaking up on us. We live with it so therefore we do not even realize how cluttered our homes are. One of the best things to do is have me point out what is clutter. I do not live there so I can clearly see where the turn-offs are and therefore, can tell you what the buyers are going to see.
Sprucing Up The Interior
Closets - Yeah, we all do this. Stuff things we don't use in our closets. The more cluttered the closet is, the smaller is appears. Place the things you do not wear/use into boxes and store them in the attic or basement.
Kitchen Clutter - The best place to start are the kitchen counters. Whatever you hardly use, remove it. Including any appliances. You can always take them out when you need them. Just remember to put them away. Buyers need to visualize if your space has enough room for their "stuff". This also includes the drawers. Get rid of any pots and pans you hardly use. Place them in a box. Just think, you are already packing ahead of time! Just think of all the time you are going to save yourself when you move :)
Furniture Clutter - A lot of times, people have too much furniture in their rooms of the house. I can help you with staging. I can come in wearing my buyer hat and this will help us determine the best placement for your furniture. Buyers need to see if their furniture will fit into your house. Powerwash the brickface/vinyl siding. You will be surprised at how new the outside of your house will look!
Powerwash the concrete driveway.
Wash all windows. Nothing better than clean, shiny windows!
Trim bushes and trees. Nothing worse than having trees and bushes blocking the front entrance to your house. And do not forget to weed!
Plant colorful flowers. There is nothing better than pretty flowers bordering a walkway and/or in front of the bushes and under the trees. And it's inexpensive!
New mailbox. A shoddy mailbox does not impress anyone. Again, this is also inexpensive.
Replace outside light fixture. You know you've been wanting to do this anyway. Now is the perfect time.
Wash your deck and re-stain it. Note I did not say powerwash. That can harm your wood deck. You can get a deck wash at any home improvement store along with a hard bristle broom. I did this for my deck and it came our great!
