Most buyers do not know that they can be represented by a real estate agent. Think about it. If homeowners have representation from their listing agent, why shouldn't a buyer get representation?
Some buyers think that buying a house through the listing agent will save the homeowner money. It does not. The homeowner and listing agent agreed to a commission for the buyer's agent and the listing agent. As your Buyer's Agent, it is my job is to make sure the home you are purchasing is not overpriced. The last thing you want is to be underwater before you even make your first mortgage payment. But, I also do not control the direction of the real estate market either for the future.
Not that long ago, I saved a buyer $30,000 on a home purchase. Why? The home was overpriced. To make the negotiations go smoother, I sent the listing agent comparable homes to support my buyer's offer. Now my buyer is happy in his new home. This is why hiring an agent to represent you is essential. You won't be able to produce past sales of comparable homes like I can.

The value of any given property is determined by many different factors. It is important for you, the buyer, to be aware of them. Here is a brief list of variables that may affect the market value of a home.
