After the homeowner accepts your offer you go to contract. Then you start the mortgage process. It will take about 2 to 4 weeks or more to get your mortgage commitment. Once that happens then you send in your application to Total Community Management (management company for Fisherman's Wharf).
Application Fees: $400.00 (non-refundable) to Total Community Management.
$150.00 per applicant for a credit and background check made payable to the investigation company.
$600.00 application fee made payable to Fisherman's Wharf.
When Total Community Management sees you have met the minimum requirements, your application will be sent to the Fisherman's Wharf Board. You will then be contacted for a personal interview. This is a one-time interview.
Once you are approved, then closing will take place approximately 3 weeks later. Sometimes less, sometimes more.
If you do not meet the financial/income/credit minimums, you will be denied. It's better to know in the beginning that you meet the requirements so that we do not waste your time and everyone else's time.
