Town Of Babylon Going Green Program - They Will Finance Home Improvements!

You must own a home in the Town of Babylon to qualify. They will finance the following home improvements:

  • Reinforce attic and basement insulation.
  • Replace, improve or install high energy efficient heating systems.
  • Install ventilation to exhaust moisture.
  • Improve air duct and sealing to ensure that cooled or heated air does not escape.

This program so far has saved the average participant over $1,000 a year on their energy bills.

Let's Talk Colon Health!

Sometimes, this seems to be an embarrassing subject to talk about to some. Some are afraid to get a colonoscopy but it's vital to do it because it can save your life.

A friend of ours as we speak is getting chemo treatments once a month for six months. Why? The answer is obvious but let's rewind to 5 months ago...

Our friend was admitted to the hospital with stomach pains. Once in the emergency room, he told the doctor he hadn't pooped for 5 days. Of course he never told his wife this. She found out right there and then. So, he undergoes all the tests and they see that his colon is really clogged. Yep, sounds gross but it is what it is. I used to be on his case when I found out that at 60 years old he never had a colonoscopy. He knew I would be ticked off at him. I never said how I felt but he knows it because he knows me.

They do surgery and discover the cancer. He was riddled with it. They said they think they got most of it but chemo treatments are in order to make sure they get rid of it all. After the first few chemo treatments he was feeling fine. The other day my husband spoke with our friend and he is now feeling the effects of the chemo. He thought it was going to be smooth sailing with treatments.

Please, when you turn 50, get the colonoscopies. It can save your life!

Operation Homefront

Operation Homefront a non-profit organization dedicated to helping soldiers in need and CDW-G a technology Operation Homefront Computer Donation to Wounded Solidersserivce provider, have partnered to provide donated laptops to wounded soldiers in the DC area. 

Soliders recovering at Fort Belvoir and Walter Reed will be able to connect with family, take courses, stay in touch with friends and keep up with the news with the donated laptops. 

In addition to the laptop computer donations, Office Depot will match any Lexmark printer purchase from
May 30 through June 5, 2010 with a printer donation to Operation Homefront to be distributed throughout the US.

If you have recently replaced your computer and it is still in good working condition you can contact your local chapter of Operation Homefront to see whether it would be acceptable for donation.

Since Operation Homefront was founded in 2002 they have has provided more than $92 million dollars of funding to programs to benefit military families.

Babylon Village Sold Homes Prices For 2008 Thru May 2010

2008 was a great year wasn't it?

Sold prices dropped 13.24% in 2009 compared to 2008.

The Average Sold Price from January Thru April 2010 was $461,459 so that is a 3.25% decrease compared to the end of May 2010. This doesn't mean that Babylon is in a downward spiral. This is a month by month reporting.

I am seeing many Babylon listings expiring in the upper 500K and over range. Why? Due to job losses across Long Island, that buyer pool that normally could afford that price range 3-5 years ago, cannot at this point. That buyer pool has been reduced.

What do you do if you want to sell your home? You have choices:

  • You can reduce the price to market value in order for it to sell. In your eyes, that may be giving away your home and I understand that. But market value is determined by how much a buyer is willing to pay. Buyers are educated. They know what is market value and what is not.
  • Leave it off the market until you see signs that it's a seller's market.

Right now, it's truly a great time to sell your home. Why? Mortgage rates are below 5% as of this writing. Buyers are taking advantage of that and so can you. If you are comfortable with what you can sell your home for and when you sell, you will be buying low. You can't sell high and buy low at the same time. Food for thought :)

Piping Plover Needs Your Help!

They raise their babies in the same areas we play in. They are not easily seen because of their unique ability to blend in with the sand. This makes it difficult for predators to see them.

The Piping Plover is an endangered species. If they die, we will never see them again.

When you are at the beaches and parks you can help them by:

  • Respecting all areas fenced or posted for the protection of plover and other wildlife.
  • Not approaching or lingering near their nests.
  • Not leaving or burying trash or food scraps on the beach. Any garbage will attract their predators.
  • Beach-goers and kites approaching the nests seem like predators to the Piping Plover.

So please, stay away from their nesting areas. There is plenty of room for all of us!

Babylon Luxury Sold Homes Through 5/31/10

Please note the Days On The Market (DOM). Not long at all. So far, that is a good sign. The first one even had a bidding war!

About Babylon

What is now Babylon Town and Village was originally part of Huntington Town and known as South Huntington (or Huntington South). Lightly settled from 1689, its main industry, in common with much of the area along Great South Bay and South Oyster Bay (both actually lagoons), was the harvesting of salt hay, which was used as cattle feed and bedding.

When a community grew up in the area by 1803, prominent local citizens sought to adopt a new name. An influential local lady, Mrs. Conklin, was used to living inland in what is now considered Dix Hills and was at unease with the home site that her grandchildren would be raised in. The bible-reading Mrs. Conklin compared the new hamlet to the biblical city of Babylon and proposed that name in apparent defiance of the area's rather bawdy reputation as a stop-over place for travelers on Long Island's south shore. Her son Nat was appalled by the use of an "unholy" name. The family legend states she replied: "But it will be a new Babylon." The name stuck, despite some effort to change it.
